What we look for

  • Scope creep. Are they tearing out walls that could be cleaned in place? Removing whole HVAC systems when a duct seal would do?
  • Inflated line items. Negative-air machines and HEPA vacs are not premium equipment. Air-sample counts shouldn't be in the dozens.
  • Missing items. Containment, daily-photo documentation, clearance testing, post-job air sample. If they're not there, ask why.
  • Vague pricing. "Time and materials" on a mold job is a red flag. Solid quotes give a fixed scope with a fixed price.
  • Pressure tactics. "If you don't act today, the price goes up." That's not how this works.
