Inspection & clearance

Pre-purchase inspections, post-remediation clearance, plain-English reports adjusters can read.

When you should book an inspection

  • You can smell it but can't see it.
  • You had a leak (or a slow drip you ignored) more than 48 hours ago.
  • You're closing on a house and the listing mentioned "moisture in basement."
  • A family member's allergy or asthma flares in one specific room.
  • Your insurance adjuster asked for documentation.
  • You want a clean baseline before you move in.

What an inspection covers

A standard residential inspection takes about two hours on site. We do a visual walk-through of every accessible space, take moisture readings, run thermal imaging on suspect walls, and collect samples if the situation warrants. Sample results return from the lab in 2-3 business days.

You get a written report by email within 48 hours of the lab returning results. The report includes photos, moisture readings, sample results, our interpretation, and recommended next steps.

What it costs

A standard residential inspection in our service area runs $250-$450. The range depends on square footage and whether you want air samples (lab fees account for ~$60 of that). We give you the exact price on the phone before we schedule.
